I'm Jessica Flores. I've been licensed in California since 2015, and I work with buyers, sellers, and investors across Orange County and LA County. You get straight answers, whether or not they close a deal this month.

The process
What actually happens, in order
A California residential transaction runs on real deadlines. Here's the shape of it, so nothing lands as a surprise.
First conversation
Your goals, timeline, and what's realistic in your price range. No commitment and no pressure.
Search or prepare
Buyers tour a shortlist built on real criteria. Sellers get pricing analysis and a pre-list punch list.
Offer and negotiation
Price is one term among many. A well structured offer often beats a higher one.
Escrow opens
Your deposit goes to a neutral third party and the deadlines start.
Inspections and disclosures
Inspections and seller disclosures are reviewed, and findings can reopen negotiation.
Contingencies release
Once inspections, appraisal, and loan approval check out, contingencies come off. We don't rush it.
Final walkthrough
A last look to confirm condition and agreed repairs, then signing with escrow.
Recording and keys
The deed records with the county and keys change hands, usually the same day.

About Jess
Licensed since 2015. Honest since before that.
I've worked with first time buyers who needed everything explained twice, sellers who lived in the same house for thirty years, and investors who wanted the spreadsheet before the tour.
What they had in common is that the transaction mattered more to them than to anyone else in the room. You deserve someone who returns calls, explains the paperwork, and tells you when something looks wrong.
I'll also tell you when a house isn't right, or when now isn't the moment to sell. That's why most of my business comes from people I've worked with before.
